Why do people self-build and refurbish?
For many individuals, it will be attractive to either refurbish a property or even build it themselves.
The main reasons for this include:
- Cost savings creating instant equity in your property.
- Choice of location and design features.
- The achievement of creating and managing a project.
What type of finance is available?
- Some lenders will allow you to stay in your current property while you build or refurbish your new home.
- Some lenders will allow you to roll up interest on your new loan so that you can afford to continue living in your current home (less romantic but more comfortable than an onsite caravan)
- Self-certification of income is possible up to 95% of purchase price and 95% of build/refurbishment costs.
- It is possible to borrow funds on your current home (unsecured) to help fund your new project.
- Rates are competitive and redemption free deals are available
How are we paid?
Any initial consultation will always be free of charge. Thereafter, we will agree with yourselves how we will be paid for the work that we do on your behalf. On many occasions we will receive a commission from a lender or insurance company. In addition to, or in substitution of this we may charge a fee of up to 1% of the loan amount. For example a fee of £1000 would be payable for a loan of £100000.
The fees we most often charge range between £0 and £500. All fees are notified in writing and agreed with yourselves before any work commences.
